Grace Betancourt Powers is a partner in the Firm’s transactional and real estate tax departments. With a relationship-first approach, she represents owners, investors, developers, lenders and operators in a wide range of real estate transactions, including acquisition, disposition, financing and commercial leasing of various property types in New York City.

Beyond transactional matters, Ms. Powers helps clients navigate the complexities of real estate tax exemption programs in NYC. She represents developers and owners applying for voluntary inclusionary housing (VIH) and real estate tax exemptions through the programs pursuant to RPTL Section 421-a, 467-m, 485-x, and the Industrial & Commercial Abatement Program (ICAP). She also conducts due diligence on behalf of financial institutions making mortgages or mezzanine loans on properties subject to 421-a and ICAP. Additionally, Ms. Powers assists building owners in the preparation and submission of Major Capital Improvement Applications for the Division of Housing and Community Renewal (DHCR).

After almost 9 years with Tuchman, Korngold, Weiss, Liebman & Lindemann, LLP, Ms. Powers co-founded Korngold Powers LLP in 2021 with Paul Korngold. They both joined DL Partners in 2024.

Grace Betancourt Powers has taught continuing education classes on several real estate purchase and sale topics, and is fluent in Spanish.
